Our Coventry Survey Services
From a homebuyer survey to a full structural inspection, we offer the right type of survey for every Coventry property and every budget.
Which Survey Do You Need?
Not sure which type of survey is right for your Coventry property? Use the tabs below to explore each option — or ask our team for guidance.
Level 2 RICS Homebuyer Survey
The Level 2 homebuyer survey is the most popular property survey in the UK — and for good reason. It gives property buyers a clear, structured view of any visible defects, urgent matters and risks in a standard residential property.
It used to be called a "RICS HomeBuyer Report" and is now part of the RICS Home Survey Standard. At Coventry Surveyor, our Level 2 reports are written in plain English with a clear condition rating system (1 = no action, 2 = monitor, 3 = urgent action needed) so you know exactly what requires attention.
When is it right for you? If you're purchasing a property in Coventry built after 1920, in reasonable condition and of standard construction, this is typically the most appropriate survey. We'll always advise you honestly if we think a Level 3 is more suitable.
- Visual inspection of all accessible internal and external elements
- Clear 1–3 condition ratings for each element of the building
- Notes on defects, risks and urgent matters
- Commentary on damp, drainage, roof, structure and services
- Market valuation (optional add-on)
- Free post-survey consultation call
- Delivered within 3–5 working days
Level 3 Full Building Survey
The Level 3 building survey is our most comprehensive residential survey. It provides a detailed analysis of the overall condition of a property — including elements not accessible for visual inspection — and is the right choice for older, larger or non-standard properties.
Unlike the Level 2, a Level 3 building survey gives far more detailed survey findings on each element, including recommendations for remedial works, indicative cost estimates and advice on the legal implications of defects discovered. It is the survey of choice for purchasers of Victorian, Edwardian and pre-1920 properties across Coventry and Warwickshire.
One of our clients recently bought a farmhouse near Kenilworth and described our Level 3 report as "the best £680 I've ever spent" after we identified significant structural movement and concealed damp that saved them from a very costly mistake.
- In-depth inspection of all accessible areas including roof space and underfloor voids
- Detailed description of construction, materials and condition of every element
- Identification of all defects including hidden and latent issues
- Repair recommendations and indicative cost guidance
- Risk assessment for structural movement, subsidence and damp
- Advice on urgent, short-term and long-term maintenance
- Free post-survey consultation call

A fire risk assessment identifies hazards, evaluates the risk to occupants and recommends appropriate fire safety measures.
