These terms and conditions govern your use of the Coventry Surveyor website at https://www.coventrysurveyor.com and the professional surveying services provided by Coventry Surveyor Ltd ("Coventry Surveyor", "we", "us").

2. Our Services
Coventry Surveyor provides professional property survey services including Level 2 homebuyer surveys, Level 3 building surveys, property valuations, fire risk assessments and commercial building surveys. All services are provided by qualified, accredited surveyors and in accordance with the relevant professional standards.
Survey reports are prepared for the named client only and are not transferable to third parties without our express written consent.
3. Instructions and Fees
Our survey fees are confirmed in writing (via email) before work commences. Fees are due on or before the date of the survey inspection unless otherwise agreed. Where an inspection is cancelled with less than 48 hours' notice, a cancellation charge may apply.
4. Survey Reports
Our surveys are carried out in accordance with the RICS Home Survey Standard (2019) or the relevant RICS or CIOB guidance for the specific survey type. Survey reports represent the professional opinion of the surveyor based on the findings at the time of inspection. They are not a guarantee of future condition.
Our surveys are visual inspections — we do not open up walls, lift floorboards or carry out invasive investigation unless specifically instructed and agreed in advance.
5. Limitation of Liability
Our liability for any claim arising from our survey services is limited to the fee paid for the relevant survey. We maintain Professional Indemnity Insurance in accordance with RICS requirements. Nothing in these terms limits our liability for fraud, death or personal injury caused by our negligence.
6. Website Use
