The Warwickshire Market Overview
Warwickshire remains one of the most resilient property markets in England. The county has consistently outperformed the national average on house price growth over the past decade, driven by a combination of excellent connectivity (particularly the M40, M6 and proximity to Birmingham), top-rated schools, high quality of life and a relatively limited supply of housing.
In 2025, the market has stabilised following the correction seen in 2023–24. Mortgage rates, while still higher than the historic lows of 2021, have come down from their peak, and transaction volumes have recovered. Buyers who sat on the fence waiting for prices to fall significantly have largely been disappointed — the Warwickshire market has proven stubbornly resilient.
Coventry: Best Value in the Region
Coventry remains the best-value entry point in the Warwickshire commuter belt. With average house prices in Coventry sitting around £250,000–£270,000 in early 2025 — compared to Warwick at £370,000 and Kenilworth at £450,000+ — Coventry represents outstanding value for first-time buyers and upsizers.
The regeneration of the city centre, the ongoing investment at the University of Warwick and Coventry University, and improved rail connections to Birmingham have all contributed to renewed buyer interest. Victorian terraces in Earlsdon and Chapelfields continue to attract strong demand from young professionals and families looking for character property at accessible prices.
Leamington Spa: The Market Town Premium
Royal Leamington Spa commands a significant premium over Coventry — typically 40–50% — and for good reason. The town's beautiful Regency and Victorian architecture, excellent independent retail and restaurant scene, and its position as a hub for the gaming and tech sector have all driven strong, consistent demand.
From a surveying perspective, Leamington Spa properties require careful inspection. The town's Regency and early-Victorian housing stock is architecturally stunning but comes with all the challenges of period construction — solid walls, older DPCs, and in some cases, original sash windows throughout. We always recommend a Level 3 survey for Leamington Spa properties.
Kenilworth: Premium Prices, Competitive Market
Kenilworth's popularity continues unabated in 2025. Proximity to Warwick, Leamington Spa and Coventry, excellent schools and a highly desirable town centre make Kenilworth one of Warwickshire's most sought-after locations. Properties here sell quickly and at strong prices.
Given the premium price points involved, comprehensive surveys are particularly important here. A Level 3 building survey on a £550,000 Kenilworth family home is an essential investment — not an optional extra.
Rugby: The Alternative for Value Buyers
Rugby offers many of the benefits of a Warwickshire market town at lower price points than Leamington, Warwick or Kenilworth. Excellent rail connections to London (50 minutes on a fast service) make Rugby attractive to remote workers and commuters. The mix of Victorian terraces and 20th-century housing provides good options at a range of price points.
What's Driving Survey Demand in 2025?
In 2025, we're seeing higher demand for Level 3 building surveys than ever before. Buyers have become more cautious after several years of rapid price rises — and the well-publicised stories of buyers who waived surveys during the frenzied 2021–22 market and subsequently found expensive problems have acted as a salutary warning to the current generation of purchasers.
We're also seeing more pre-sale surveys as sellers seek to get ahead of potential issues before listing. This trend particularly benefits buyers, as it means more information is available upfront — though I'd always recommend commissioning your own independent survey regardless.
